                                                             Know all men by these presents that we, J.D. Brewer and M.A. Brewer, his wife, for and in consideration of the sum of one dollar to us in hand paid, and the promises hereinafter set forth do hereby grant, bargain, sell unto H.C. Harris and unto his heirs and assigns forever, the following property situated in Pike County and State of Arkansas, to wit: South half, Southwest quarter of Sec. 10; north part, north half, northwest quarter of Sec. 15; all in Township Eight (8) south of range 26 west; containing 120 acres more or less. We hereby covenant with the said H.C. Harris that we will forever warrant and defend the title to said property agains all lawful claims and I, M.A. Brewer, wife of the said J.D. Brewer, for the consideration aforesaid do hereby release unto the said H.C. Harris all my right of dower and of homestead in and to said lands. The sale is on condition that whereas we are justly indebted unto the said H.C. Harris, in the sum of one hundred dollars, evidenced by a certain promissory note of even date herewith due and payable 15th day of December 1902 with ten percent interest from December 21st 1901 till paid. Now if we shall pay said money at the time and in the manner aforesaid, then the above conveyance shall be null and void and in case of non-payment the the said grantee or assignee shall have power to sell said property at public sale to the highest bidder for cash at Murfreesboro in Town of Murfreesboro in County of Pike and State of Arkansas. Public notice of time and place of sale having first been given 30 days by advertising in some newspaper published in said county by at least two insertions or by notice posted in ten public places in the county. At which sale the said grantee or his assignee may bid and purchase as any third person might do. We hereby authorize the said grantee or assignee to convey said property to any one purchasing at said sale and to convey an absolute title thereto and the recitals of his deed of conveyance shall be taken as prima facie true and the proceeds of said sale shall be applied first to the payment of all costs and expenses attending said sale. Second to the payment of said debt and interest and the remainder, if any, shall be paid to grantor of this instrument.
